Black EPDM: Still the Right Call on a Lot of Fort Collins Roofs
EPDM gets treated like the old-timer of the membrane world, and in some ways it is. It's also still one of the toughest, most forgiving materials we put down on a Front Range roof deck, and black EPDM in particular earns its keep on buildings where flexibility matters more than reflectivity.
Rubber Behaves Differently Under Hail
Hail alley shapes almost every roofing conversation we have here, and EPDM's response to impact is genuinely different from a thermoplastic like TPO or PVC. Black EPDM is a vulcanized rubber sheet, and rubber flexes and rebounds under a hailstone strike instead of transferring the impact straight into the reinforcing scrim the way a stiffer membrane can. We've pulled 15-year-old EPDM roofs off Harmony Corridor buildings that took real hail over the years and show surface bruising but no punctures, sitting next to thinner thermoplastic roofs on a neighboring building that fared worse.
That doesn't mean EPDM is immune. Larger hail, or hail landing on a roof with thin insulation underneath and no give, can still puncture rubber sheet. We spec insulation thickness and board type with hail exposure in mind as much as the membrane on top of it.
Where the Seams Actually Fail
Older EPDM roofs got a bad reputation because early lap seams relied on contact adhesive that dried out, shrank, and let go after ten or fifteen years, especially at T-joints and patch overlaps. Manufacturers addressed this with factory-applied seam tape and, on newer systems, wider selvage edges that reduce the number of field seams altogether. When we tear off an old EPDM roof around Loveland or Greeley, the seams are almost always where the leak started, not the field membrane. On new installs we treat seam prep and roller pressure as the part of the job that determines whether this roof lasts twelve years or thirty, and we don't rush it to hit a schedule.
Cold-Weather Flexibility on the Front Range

- Fully adhered systems glue the membrane to the substrate, give the cleanest look, and perform best on buildings with a lot of rooftop penetrations or irregular shape
- Fleece-backed EPDM adds a reinforcing layer that improves puncture resistance for fully adhered applications
- Induction-welded systems reduce the number of fasteners visible on the roof surface while still anchoring securely

Maintenance Over the Life of the Roof
EPDM doesn't need much, but it isn't maintenance-free.
